Overview:
Responsible for execution and oversight of all functions as they relate to project-based subsidy. HUD Project-based subsidies (Section 8, Section 811 and PBRA RAD). Approximately 30 properties.
RESPONSIBILITIES
- Work with Community Managers or other site level employees, District/Area Managers and Compliance to ensure timely and accurate completion of all required HAP transmissions.
- Timely transmission of HAP vouchers via TRACs.
- Monthly review and reconciliation of HAPs.
- Monthly review and reconciliation of State Rental Assistance Worksheets and RD Project worksheets, including mortgages, rental assistance and overages. (2 sites)
- Communication with Agency representatives and Contract Administrators, as needed to ensure accuracy of all information.
- Post all subsidy payments upon receipt.
- Maintain subsidy tracking for ownership and update monthly
- Regularly review and ensure accuracy of all project-based, resident specific subsidy ledgers.
- Preparation, submission and monitoring of all Special Claims to minimize vacancy and damages loss to properties.
- Annual transmission of (2) USDA RD Budgets via MINC.
- Assist in training site teams as needed on HAP related items
- Perform other related duties as assigned
EXPERIENCE:
- Expert level understanding of HUD subsidy programs, the MAT guide and HOTMA.
- 3-5 years’ experience transmitting HUD subsidy requests.
- Expert level HUD Compliance knowledge required.
- Basic accounting knowledge for ledger adjustments required.
- Experience with EIV and master reports
EDUCATION/TRAINING:
- Degree: Two-year college degree required
SKILLS:
- TRACs experience, MINC a plus
- HOTMA familiarity, working knowledge of what is proposed
- MAT guide expertise
- Yardi Voyager experience, or similar software
- Excellent Organizational and Recordkeeping Skills, Analytical and Detail-Oriented
- Ability to Work Independently
- Excellent Problem-Solving Skills
- Interpersonal Skills
- Written/Oral Communication Skills
- Math Aptitude

The salary range for this position is $65,000.00-$77,000.00. The actual compensation may vary depending on a wide range of factors, including experience, skills, qualifications, certifications, location, etc. This range does not include additional forms of compensation such as bonuses.
