Brown and Caldwell (BC) is looking to add a Pre-Construction Manager with an established track record of providing pre-construction services for Integrated Project Delivery (IPD)/Design-Build projects within the Water/Wastewater Infrastructure Market (Industrial process, remediation, etc.).
This position is remote or BC can make accommodations at any of its offices across the United States if the candidate prefers.
Job Expectations:
You will serve as an essential team member of project positioning, pursuits, negotiations and delivery in the overall development of the IPD portfolio. This role will include the development of construction estimates and Guaranteed Maximum Prices for multiple projects. You will work with IPD (Design-Build) Project teams consisting of Design Engineers, Construction Managers, Teaming Partners, Subcontractors and major equipment vendors, in preparing Design Build offerings and delivery plans. We are seeking a candidate who is self-motivated and can work within defined deadlines. Excellent communication skills and time management skills are critical to the success of this position.
Position Responsibilities:
- Develop construction cost estimates at various design stages (BODR, 30%, 60%, 90% and IFC) .
- Ability to develop estimating plans and approach to capture at-risk projects in a competitive environment.
- Utilize Sage Estimating (formerly Timberline) platform and adapt estimating forms and reports from this platform to effective support project development and delivery execution, including maintenance of relevant cost history data.
- Prepare detailed quantity survey takeoffs from all trades with an emphasis civil, mechanical, structural, and piping drawings and specifications. Consult with project managers and project engineers to provide constructability comments and to solicit clarification as necessary.
- Ability and knowledge to determine appropriate crews and productivity rates for specific tasks and activities.
- Develop and maintain project work breakdown structures, incorporating all project cost elements, and lead cost account trending from development through delivery.
- Lead procurement efforts associated with initial pricing efforts and associated detailed scopes of work for both labor subcontracts and equipment purchase orders.
- Support development construction sequencing utilizing P6 or Microsoft Project tools at all stages of project delivery cycle.
- Ability to develop relationships with local vendors and subcontractors.
- Skilled in Microsoft Office Suite (primarily Word and Excel).
Desired Skills and Experience:
- 10 years' minimum experience related to engineering and construction delivery with an emphasis on estimating for various project delivery types (Design build, Progressive design build, CMAR, etc.). Inclusive of all disciplines including but not limited to civil, structural pipeline, mechanical, and electrical.
- Understanding and experience in development of scopes of work for competitive pricing utilizing proposal phase engineering document and functional scopes of supply in development of a complete cost model.
- Proven ability to work independently under remote supervision with project managers, project design teams and estimators located in multiple regions of the country.
- Extensive knowledge of water/wastewater industry.
- Proficient knowledge of Sage Estimating (formerly Timberline) with the ability to develop proposal and planning phase construction estimates.
- Proficient knowledge of Microsoft Project and/or Primavera Scheduling Software with the ability to develop proposal and planning phase construction schedules is highly desirable.
- Strong written and verbal communication skills with demonstrated ability to conduct effective presentations and written report preparation essential.
Salary Range: The anticipated starting pay range for this position is based on the employee’s primary work location and may be more or less depending upon skills, experience, and education. These ranges may be modified in the future.
Location A: $97,000 – $132,000
Location B: $106,000 - $145,000
Location C: $116,000 - $158,000
