Conifer’s summer internship kicks off on June 3rd with a special two-day event for all our interns in the Northeast, located at our Corporate Offices in Rochester NY. Our orientation will provide our summer interns with exposure and engagement to our various corporate functions and departments, as well as professional development training to enhance the summer internship experience.

2024 Conifer Intern's TestimonialStream

OVERVIEW:

To assist the Development Team in all phases of the real estate development process including the evaluation, planning and implementation of multifamily housing projects from inception through initial occupancy. Also assist the Director of Development Operations in creating and streamlining departmental processes and procedures.

RESPONSIBILITIES/ Key Focus Areas to Include:

  • Research and evaluate economic, demographic, and detailed real estate market data including but not limited to rents, incomes, capture rates, population demographics etc.
  • Review and evaluate local land use and zoning codes for potential development sites.
  • Financial analysis, including review of relevant term sheets related to state and federal tax credit programs, subsidy loan and grant programs.
  • Updating company financial budgeting model.
  • Updating company database system.
  • Review of state Qualified Allocation Plans to understand threshold requirements and maximum scoring criteria.
  • Assist in preparation of multi-state affordable housing funding applications.
  • Assist in preparation of municipal permits and utility connections.
  • Coordination of proposals of third-party professionals (i.e., architects, engineers, environmental).
  • Updating development department process and procedure handbook.
  • Other related duties and projects as assigned.

EXPERIENCE:

  • Strong MS Office software skills, including high proficiency in Excel skills.
  • Excellent analytical skills.
  • Ability to analyze qualitative and quantitative information and translate into strategic deliverables.
  • Experienced in analyzing finance documents such as loan term sheets, financial statements, appraisals, market studies, government regulation agreements.
  • Ability to read and interpret complex documents (loan documents, construction agreements, organizational documents, etc.).

EDUCATION/TRAINING:

  • Master Student with a bachelor’s degree in business, Accounting, Finance, Law, Planning, Real Estate, or Economics preferred or an Undergraduate working toward a bachelor’s degree in business, Accounting, Finance, Law, Planning, Real Estate or Economics with Real Estate work experience

  • Strong oral and written communication skills.
  • Excellent customer service skills to interact with all employees and external customers.
  • Strong interpersonal communication skills.
  • Excellent organizational and time management skills to meet required deadlines.
  • Able to work independently as well as support a team.
  • Ability to multi-task; flexible, adaptable to complete a wide variety of tasks.

  • Proactive; eager to learn and take on new responsibilities.
  • Motivated self-starter with effective time management skills and strong attention to detail
  • Great organizational skills and a desire to work within a fast-paced, collaborative, and entrepreneurial environment.

The hourly range for this position is $18.00 for an Undergraduate Candidate and $22.00-25.00 for a Graduate Candidate The actual compensation may vary depending on a wide range of factors, including experience, skills, qualifications, certifications, location, etc. This range also does not include additional forms of compensation such as bonuses.
